Stephen Conroy
Associate Professor of Economics

Dr. Conroy joined the faculty of USD in the fall of 2004 as an associate professor of Economics after spending five years at the University of West Florida in Pensacola. Professor Conroy has received several research and teaching awards, including the Outstanding Undergraduate Business Educator Award (2007), Teaching Incentive Program (TIP) Award (2004), Excellence in Undergraduate Teaching and Advising Award (2003) and the Dyson Faculty Award for Excellence in Research and Scholarly Activity (2002 and 2004). Professor Conroy earned a Ph.D. in Economics from the University of Southern California (1998), where he also received an M.A. in Economics (1995) and completed an NIA postdoctoral fellowship in 1999. Professor Conroy received his bachelor’s degree in Economics from Creighton University, where he graduated with honors in 1987. Professor Conroy enjoys teaching undergraduate and graduate courses primarily in applied microeconomics. Among the courses he has taught are: Managerial Economics and Decision Making, Principles of Microeconomics, Prinples of Macroeconomics, Urban and Regional Economic Development, Internet Economics, Economic Demography and Aging Markets and Intermediate Microeconomics. He has published in a variety of venues, including Contemporary Economic Policy, Journal of Business Ethics, Social Science Quarterly, Journal of Gerontology: Social Sciences, Hispanic Journal of Behavioral Sciences, and the School Community Journal. In addition to his academic scholarship, Professor Conroy has also participated in a number of economic consulting projects for clients in the private and public sectors, especially in the area of economic base analysis and, more recently, in valuation of nonmarket assets. Professor Conroy has several years of business experience in the for-profit and nonprofit sectors, including positions with Hallmark Cards, Inc. (inventory controller), Catholic Charities of Los Angeles (outreach specialist/coordinator), El Centro del Pueblo of Los Angeles (emergency services caseworker) and Jovenes, Inc., a nonprofit organization serving homeless youth in Los Angeles.

Alan Gin
Associate Professor of Economics

Alan Gin is Associate Professor of Economics at the University of San Diego. He received a Bachelor of Science degree in Economics from California Polytechnic State University at San Luis Obispo, and his Master's of Arts and Ph.D. degrees, both in Economics, from the University of California at Santa Barbara. His work experience includes stints with the Community Development Department of the County of Fresno and the Public Works Department of the City of Oxnard. Professor Gin came to the University of San Diego in 1988, after having previous taught at Loyola Marymount University and the University of California at Santa Barbara. He has taught undergraduate courses in Principles of Economics, Statistics, Intermediate Microeconomics, Urban Economics, Public Finance, Environmental Economics, Industrial Organization, Managerial Economics, and the Economic Development of Asia. Graduate-level courses taught include Statistics, Quantitative Methods, Managerial Economics, the Business Environment of Asia, and Doing Business with China. In 2001, he was awarded the USD Parents' Association Award of Excellence after being nominated by one of his students. He was voted "Professor of the Year" by the graduate business students at USD for the 2002 - 2003 academic year. Professor Gin is one of the affiliated faculty members of the University of San Diego's Real Estate Institute. His other research interests include local public finance, urban transportation, and the economy of San Diego. On the latter subject, he is best known for developing and publishing the University of San Diego's Index of Leading Economic Indicators for San Diego County, a monthly report on the outlook for the local economy. Professor Gin's insights on the local economy have made him a popular source for interviews, and he has given nearly 800 interviews to local and national media sources. He has been quoted in the San Diego Union-Tribune, the Wall Street Journal, the New York Times, the Los Angeles Times, the San Diego Daily Transcript, the San Diego Business Journal, and other publications. He has also been interviewed on KPBS, KFMB, KOGO, KSDO, and KCEO radio, and has made appearances on KFMB, KGTV, KNSD, KUSI, KSWB, and XETV television. For his work on forecasting the local economy, he has been named to the San Diego Business Journal's "Who's Who" list. In addition to studying the local economy, Professor Gin also has an interest in the business environment of Asia in general and of greater China in particular. At one point, he served as the Director of Communications for the John M. Ahlers Center for International Business at the University of San Diego. He taught in the University's Summer Study Abroad Programs in Hong Kong and Beijing/Shanghai, and has traveled extensively in the region.

Manzur Rahman
Associate Professor of Finance

Manzur Rahman is an associate professor of Finance at the University of San Diego where he teaches international finance, corporate finance, and corporate governance. He has published in the areas of multinational financial policy, corporate finance, and foreign direct investments. Professor Rahman's current research interests are in the areas of corporate governance, regional economic integration, and multinational strategy. He has extensive consulting experience as a Corporate Finance Specialist for the investment banking house of N.M. Rothschild in Milan, having worked on mergers and acquisitions, corporate reorganizations, and going-public decisions.

Ryan Ratcliff
Assistant Professor of Economics

Ryan Ratcliff joined the faculty of the University of San Diego in 2008 as an assistant professor specializing in forecasting and macroeconomics.  His research interests include the formation and updating of macroeconomic expectations, linkages between financial markets and the macroeconomy, state and regional economic forecasting, and the macroeconomic impact of housing cycles.

Prior to coming to USD, Professor Ratcliff spent three years at the renowned UCLA Anderson Forecast, where he was the primary author of the quarterly forecast for California, as well as numerous other reports on local economic forecasts and regional housing markets.  He is widely quoted in the national and local press as an expert on the California economy and local housing markets, and is a sought-after speaker for briefing local business leaders on recent economic developments.

Professor Ratcliff has also worked in market research and applications development at the Franklin-Templeton family of mutual funds, as a market analyst on the U.S. Treasury’s Mexico Task Force, and as a compliance researcher at the Frankfurt headquarters of Deutsche Bank.

Mark Riedy
Executive Director of the Burnham-Moores Center for Real Estate
Mark J. Riedy became the Ernest W. Hahn Professor of Real Estate Finance and Executive Director of the Burnham-Moores Center for Real Estate at the University of San Diego in 1993. Previously, Professor Riedy served as President and Chief Executive Officer of the National Council of Community Bankers and was President, Chief Operating Officer, and a Director of the Federal National Mortgage Association. Professor Riedy has held a variety of positions within the real estate finance industry, including Executive Vice President and Chief Operating Officer of the Mortgage Bankers Association of America and Vice President and Director of Research for PMI, a private mortgage insurance company. He was also a consultant, served as Senior Staff Economist for the President's Council of Economic Advisers, and taught at the University of Colorado. He currently serves on several corporate and civic boards of directors. Professor Riedy earned his Ph.D. in Business Economics at the University of Michigan in Ann Arbor. He has been listed in Who's Who in America since 1982.
